Rental Property Maintenance Worker

REPORTS TO: Housing Director
DEPARTMENT: Housing
TERM: Full-time, Monday to Friday, 8:30am-4:30pm EST (some evenings/weekends/on-call may be required)
POSTING DATE: May 16, 2025

SUMMARY:
The Chippewas of the Thames First Nation (COTTFN) is seeking a skilled and motivated Rental Property Maintenance Worker to support the upkeep and care of COTTFN-managed rental housing properties, including Band-owned homes, CMHC Section 95 units, and the Antler River Centre (ARC) seniors’ apartments. Working closely with the Housing Director and Housing Administrator, the successful candidate will provide hands-on maintenance services and support a proactive maintenance program.

This includes performing minor repairs (e.g., carpentry, painting, drywall), conducting inspections, liaising with contractors, and ensuring homes meet safety and health standards.

Key Responsibilities:
• Perform general maintenance duties including minor plumbing, electrical, drywall repair, and painting.
• Respond to maintenance work orders and emergency repair calls in a timely and professional manner.
• Conduct regular and annual inspections of rental units, including safety checks (e.g., smoke/CO detectors, HVAC filters).
• Maintain accurate maintenance logs, timesheets, and weekly work plans.
• Coordinate with licensed contractors for specialized work (e.g., HVAC, major electrical/plumbing).
• Prepare vacant units for turnover, including cleaning, repairs, and scheduling contractor services.
• Collaborate with Facilities Coordinator on maintenance needs at ARC apartments.
• Ensure tenant communications are courteous, clear, and timely.
• Participate in regular housing team meetings and contribute to maintenance planning.

Skills & Competencies:
• Strong problem-solving and decision-making abilities.
• Excellent planning, organizational, and time management skills.
• Clear written and verbal communication.
• Able to work independently and as part of a team.
• Knowledge of building codes, housing standards, and First Nations housing issues is an asset.
• Proficiency with Microsoft Office and basic computer literacy.

Working Conditions:
• Work takes place primarily on-site in COTTFN rental homes and apartments, with occasional office work.
• Exposure to varying conditions and interactions with tenants.
• Travel within the community is required.

Experience and Qualifications

Qualifications:
• Minimum 2–3 years of experience in a similar maintenance or building repair role.
• Ontario Secondary School Diploma (OSSD) required.
• Post-secondary training in building repair or maintenance is an asset.
• Must be physically able to lift 25–50 lbs, climb ladders, and operate equipment.
• Valid Class G Ontario Driver’s License and access to a reliable vehicle.
